Ott Consulting Inc. [OCI] Engineers, Surveyors and Landscape Architects recently completed the preparation of Land Development Plans and permitting for a new  5 story hotel and banquet center with construction  expected to start this year. OCI provided comprehensive site/civil engineering and survey services for this 6 acre project situated on the site of the former Center Valley Golf Club in the Stabler Corporate Center, Upper Saucon Township, Lehigh County, PA. The development is conveniently located on Center Valley Parkway across from the Promenade Shops with easy access to I-78.

The hotel and conference center consists of a 29,800 square foot, 5 story building with 111 rooms, parking for 253 cars and landscaping. Jeffrey Ott, P.E., M.B.A., President of OCI, stated “the NPDES permitting requirements presented a challenging problem for site development.

To be in compliance, we initially were looking at an underground stormwater drainage collection system which would have been very expensive to construct.  In considering alternatives, we determined a much more cost effective and environmentally sensitive solution for stormwater management would be realized by utilizing an existing retention pond for storage of stormwater runoff.  The runoff stored in the existing pond will be used for site irrigation, a solution which is in compliance with PADEP permitting requirements.”

OCI was also responsible for landscape architecture, full site design and planning, sanitary sewer and public water system design, erosion control and all governmental approvals.
